What’s New In 3217
And just like that, another month draws to a close. Being the shortest month of the year, February always seems to fly by!
As the year progresses, we continue to see developments across a range of estates with new homes and infrastructure popping up on every corner.
We continue to see work done on the Barwon Heads Road Upgrade, which appears to be on track for its December 2023 completion. Make sure you are aware of the subsequent road closures in the area, so you don’t find yourself caught out.
February also saw the opening of Armstrong Creek’s newest playground, that also includes a downhill mountain bike track. Only the second of its kind in Greater Geelong, the bike trail is in Shoalhaven Park, within the Warralily Grange estate. The 7500sqm park also offers play spaces and equipment for a wide range of age groups and abilities.
Keeping Up With Our Team
What a busy month February was for the team! We saw birthdays for Jayden & Amy, anniversaries for Jacob & Deb and celebrated valentine’s day at the Armstrong Creek Town Centre.
Outside of the office the team were able to go along and support Georgie in her AFLW match representing the Geelong Cats, where they walked away with a win. Bella also made her debut with the Geelong Cats VFLW team, another amazing achievement!
A few of the team were also fortunate enough to attend the Women in Sport breakfast, hosted by the Geelong Cats. It was great to hear from so many empowering women within the sporting industry.
Sales Update
With summer finishing up and we move into autumn, we expect to see trends within the property market remain steady. Our Sales team are continuing to see an increase in demand for people wanting to relocate to the area, and believe it is currently at an all-time high.
We are hearing from a lot of potential purchasers it’s the ease of access to both the Geelong CBD and local beaches, along with the increase in local infrastructure such as the fast-growing Armstrong Creek Town Centre and nearby Waurn Ponds Train Station that makes the area so desirable.
Throughout the month of February, we experienced an average of 27 days on market and achieved some outstanding sale prices for our vendors across all areas of 3217.
Rental Update
The rental market has held strong throughout February. We are receiving a very healthy number of enquiries and are seeing steady demand for rentals across the entire 3217 area.
During the short month of February, we leased 18 properties, and we have a number of excellent applicants in our renter database who are actively looking for a new home.
This month we hosted an info session with Hayley Mitchell from Mitchell PT for current and prospective rental providers touching on legislation changes. It was a great night with a lot of valuable knowledge shared. The session was timely as we approach the 12 month mark of when 132 amendments were made and introduced to the Residential Tenancies Act. Our team are well across these changes and are here to help with any questions you may have.
As summer comes to an end, now is a great time to prepare for the colder months, clean out the gutters, test the heater and give us a call if we can assist with any property management needs.
Land Update
With the new year in full swing, titled land continues to achieve incredible results in the 3217 area.
The demand remains strong, and with only limited land available, we are seeing prices continually growing. Blocks of all shapes and sizes are highly sought after across all areas of 3217.
Therefore, if you are considering selling your block of land, or are simply interested to see where it sits within the current market, we would love to provide you with a market appraisal (even if it is not close to titling).
