Market & Local Wrap-up – July 2022
As the month of July draws to a close, here is a recap of what has been happening in the 3217 market.
What’s New In 3217
After careful consideration Armstrong Creek’s New Community Hub and Library have announced their new proposed names, acknowledging the regions indigenous heritage. Armstrong Creek West Community Hub would be named Poa Banyul Mount Duneed Community Hub; Poa Bunyul meaning “grassy hill” and the library would become known as Biyal-a Armstrong Creek Library. Biyal-a means “place of many red gums”.
The Community Hub on Unity Drive, Mount Dunned is due for completing in March of next year, and will include a range of services such as a kindergarten, maternal and child health and community spaces.
We also saw work continue on the Marshall rail crossing bridge, and the Barwon Heads Road upgrade. The new bridge will remove a level crossing at Barwon Heads Road as part of its $365-million first stage upgrade that will duplicate the road to Reserve Road, Charlemont, and is due to finish by late-2023.These projects are all to ensure the road and rail networks meet the needs of the growing 3217 community.
Keeping Up With Our Team
July was a very busy month for birthdays with Emma, Belle, Sammy, Paula, and Bella all celebrating another year!We also celebrated 1 year work anniversaries for Alex and Steph. As a part of the Presidents Lunch at the round 16 clash of Geelong vs North Melbourne Georgie took part in a Q&A about the recent Cats Community Giving Day and provided some insights into her upcoming season!
Later in the month the team was fortunate to spend the morning with Professor Murat Yucel. A Clinical Neuropsychologist, Murat is also a Founding Director of BrainPark and a Leader of the Addiction and Mental Health Program within the Turner Institute for Brain and Mental Health.Murat’s current work combines neuroscience with lifestyle and technology-based immersive interventions (such as physical exercise, mindfulness mediation, yoga, virtual reality, and cognitive training).
Sales Update
The Sales Team has grown, again! With Sam and Lisa joining our team with different experiences and knowledge, we are continuing to develop and grow in all aspects. Sam has a background of Sports Science and working with various clubs and teams that only drives his hunger to better himself and the team. Lisa has a background in sales in retail and real estate for the past 3 years. In conjunction with their bubbly personalities and can do attitudes, their ability to speak with clients and ensure they provide the best service possible is of the highest priority.
With different opinions in the media surrounding different components relating to real estate, it can be hard to make an accurate judgement or decision. We understand that interest rates can play a big part in this and hinder borrowing capacity, however we are equipped with the relevant knowledge and strive to provide the best guidance possible in all situations. Rental Update
July was a very successful month for our property management team. We leased 35 properties, conducted 174 open inspections, and received 361 applications. The average days on market for July was just 17 days and the average rental price was $480 per week. As we edge closer to Spring, we hope to see the demand in 3217 for rentals remain strong. The property management team value continuous learning and in July we attended a ‘lunch and learn’ training session to further clarify some of the changes in legislation that were introduced in March last year. Land Update
The variety for land is flourishing with an array of options available. With different sizes ranging from the low 300m2 up to 700m2 there is something for everyone. It is important to communicate with agents to ensure you are on the database for exclusive blocks of land. We currently have some great blocks available and packages to suit your budget and purpose. With 6 blocks between 300-400m2, 9 between 400-500m2, 2 between 500-600m2 and a massive 709m2 available – now is the time to get in contact!
