What’s New in 3217:

As the month of August draws to a close, here is a recap of what has been happening across 3217.

In the past month, we have seen more developments across the new community hub proposed for Armstrong Creek, which is predicted to be built in 2025. The hub design will focus on community feedback in the drafting stage to align with community aspirations for the space. We can’t wait to see what is proposed and how this space progresses!

In other news, The Warralilly Market has made a return to the community at Mirambeena Play Park, Mount Duneed. We are excited to see this back just in time for some warmer weather, encouraging small business growth and a fun day out for the whole family.

The return of spring also means the return of our Spring Front Yard Competition! We are once again on the hunt for the best-kept front yard and nature strip within Armstrong Creek, Mount Duneed, and Charlemont, with the lucky winner receiving a $1,000 Bunnings voucher. Keep an eye out for our competition signs popping up all over 3217 and be sure to vote for your favourite front yard.

Keeping Up With Our Team:

The team at Armstrong & Oslo attended the AFLW season launch of the Geelong Cats to show their support to the team and our own Georgie Rankin! We can’t wait to see her out on the field and watch the girls flourish this season!

The Armstrong Sales team attended the Greater Geelong Malayalee Association Grand Onam as an event sponsor, celebrating the rich culture and heritage of Kerala, India. A fun time was had by the team who embraced all the activities, with the tug of war being the highlight for all.

The team continued their commitment to health and well-being by attending a lunchtime pilates session with Enhance Pilates & Movement in Mount Duneed. We are proud of the continuous effort placed on well-being in our workplace, and hopefully have more sessions to come!

Sales Update:

Our sales team has seen some strong results and positive market activity, selling a total of 26 homes and seeing an average of 19 days on market throughout August.

Each year we tend to see an increase in both buyer and seller activity as we move through the Spring months, with buyers more inclined to be out and about attending open homes and sellers that may have been apprehensive about selling in the winter months deciding to bring their properties to market.

We’re also noticing that with the large amount of homes currently on the market, presentation and quality marketing is proving to be as important as ever to ensure your home is presented beautifully and in front of as many buyer’s eyes as possible.

Spring is also a great time to get your front garden looking spick and span! A stunning front garden sets a great first impression of your home and can make a big difference throughout a selling campaign.

Rental Update:

Our rental department leased 35 properties in the month of August. We received a total of 1,679 enquiries, 518 applications and carried out an incredible 264 inspections.

The 3217 region remains a desirable area to call home, with continuous development including housing and infrastructure, the demand for rental properties is expected to continue in an upward direction.

The current median rental price across 3217 has also remained consistent over the past few months. With homes in Mount Duneed showing an average rental price of $520 per week, Armstrong Creek at $500 per week, and Charlemont at $480 per week.

Land Update:

Off the back of interest rates holding for the second month in a row our land team saw an increase in buyer enquires with several blocks having offers accepted. We sold 8 lots for the month, with a further 9 currently under contract and 10 with offers accepted.

As development continues to boom across 3127, we’re seeing a high demand for both titled and untitled blocks of land throughout the area. With a great selection of lots currently available ranging from 250m2 right up to 600m2, we’re happy to assist in finding the perfect block for you!
