We are delighted to bring you the latest updates and exciting developments that have been happening throughout 3217 in the past month.
What’s new in 3217:
Extension works to the Club Armstrong facility in Mt Duneed are well underway. The two-storey facility is progressing smoothly and will soon offer an array of fantastic community features. The ground floor will house a spacious 180m2 multi-purpose room equipped with storage areas, a kitchenette, and modern amenity facilities. Additionally, there will be a separate 45m2 space on the ground floor that can function as a shared home office space. On the upper level, there will be a mid-size, multi-purpose room. This room will provide direct access to a north-facing balcony, offering breathtaking views of the club’s resort pool and the main Club Armstrong building. Construction is projected to be completed by the end of the year, bringing new opportunities for community engagement and enjoyment.
In other exciting news, a new Red Rooster restaurant has recently opened its doors on Surf Coast Highway. Make sure to pay them a visit!

We were thrilled to celebrate Sam’s 1 year work anniversary. Sam’s dedication, passion, and hard work have made a significant impact on our team.
As advocates for well-being, our team participated in a corporate class at Enhance Pilates and Movement, a great local small business within our community. This invigorating experience offered a chance to rejuvenate both the body and mind.
We also had the pleasure of attending Armstrong United Football Club’s Ladies Day. We are proud to sponsor this fantastic club, and it’s so great to see their commitment to inclusivity and advancing its women’s program!
Sales Update:
With a further interest rate rise this month, we were interested to see how this impacted consumer confidence and buyer activity. The stabilisation we saw the previous month has however held on, with the lack of supply of homes for sale within 3217 relative to the number of people looking to purchase.
This has proven to be a strong window of opportunity for many sellers, who have had their expectations exceeded compared to what the recent comparable properties and data has displayed. Our open home attendee average has remained consistent at 70 buyers per weekend, with average time to sell remaining under a month.
This month we also welcomed Alfritz Toledo to our sales team, who brings a wealth of skills and knowledge as a Sales Consultant, having worked in sales in the past. We are so excited to have him expand our team and can’t wait to watch him flourish.
Rental Update:
Our team leased 24 properties over the month of June, we received 1,408 enquiries, 390 applications and conducted 320 inspections throughout the month.
The return of the cooler weather has caused general enquiry levels to drop slightly lower than usual, however our team is still working hard to secure quality renters as soon as possible.
As we welcome a new financial year, it is a great time to get all affairs in order and our clients have now received their end of financial year statements. Don’t forget to clean out your gutters and ensure large trees are pruned back to avoid any blockages in drains.

Land Update:
June was another busy month for our land team with 8 blocks sold, 7 under contract and a further 6 offers being accepted. We are still seeing plenty of titled and untitled blocks coming to the market as we head into the new financial year.
