What’s new in 3217

We are excited to share new businesses coming to 3217, renaming of a local reserve and how you can easily view Christmas Lights within the area in the
weeks leading up to Christmas. With lots of exciting things happening, we invite you to read along.

An all-time favourite bakery, Bakers Delight is coming to 3217! Located in The Village Warralily, you can expect servings of fresh bread alongside other sweet and savoury treats. While still currently under construction, make sure you keep an eye out for it’s opening in the near future.

Have you seen the new name of Stewarts Reserve situated in Armstrong Creek? Now under the name of “Dooliebeal”, the City of Greater Geelong have renamed this reserve to pay respect to the Wadawurrung people. The aim of this is to also encourage understanding amongst the locals and visitors about their history. The name references to the river red gums found in the reserve and creates ongoing connection back to the Reconciliation Action Plan to spread cultural awareness. If you have not paid a visit yet, it is a great place to deepen your understanding while also recognising the traditional owners of the land.

Keeping Up With Our Team

November kept our team busy with celebrations of our wonderful staff! Throughout the month we celebrated the birthdays of Britta, Alex and Luke alongside the work anniversaries of Paula, Victor and Taylor.

Some of our team then participated in Run4Geelong. With all funds going directly to Barwon Health and the work they do to keep our community healthy; it was a great opportunity to get involved and support this cause. Offering 1km, 5km and 10km, it didn’t matter if
you were walking or running, the atmosphere and support amongst the crowd was incredible and we cannot wait to participate again next year.

Our team then released something that has been in the works for months behind the scenes, our new and improved website! Designed for a user-friendly experience, improvements made will allow you to better view the information we have on current properties for sale, and current rentals available creating the ultimate destination for all things real estate in 3217. Sales Update

Throughout November we have seen buyers confident in the current market. While there has been an increase in average days on market to 79 our team have received 316 buyer enquiries for the month and saw 55,169 property page views on realestate.com.au.

Pushing towards the warmer months, one market trend we have seen predominant is many owner occupier buyers are looking to purchase property. Relocating to the area for work or a change of lifestyle, many are wanting to lock in a property before Christmas.

Rental Update

With a huge 35 properties leased over the month of November, we saw an increase in demand and enquiry as the year comes to a close. We received over 1,564 enquiries, 848 applications and conducted 214 inspections throughout the month.

This month we also welcomed Suzie Watts to our Property Management team. Suzie is a local with an abundance of knowledge and we are ecstatic to have her working alongside new clients on their investment journey.

Land Update

What a month we’ve had in land sales! Throughout November we saw plenty of both titled and untitled blocks coming to the market. We are seeing confidence return in buyers with 7 blocks sold, 6 under contract and another 5 offers accepted.
