We hope everyone had a safe and enjoyable time over the Easter and ANZAC day-long weekends!

What’s New In 3217

Lots has been happening in the community. The scheduled upgrade for Waurn Ponds train station will be finalised soon. From the 29th of May, 20 additional peak and shoulder peak services will be extended to and from Waurn Ponds Station each week, with 2 in the morning and 2 in the evening on weekdays offering more flexibility for commuters.

New walking and cycling paths are also underway to extend the existing path along Baanip Boulevard, creating better access to Armstrong Creek and Mount Duneed. In addition, Charlemont received funding to buy land for Horseshoe Bend Primary School (interim name), which will service the Charlemont area.

In community sports news, the Armstrong Creek Gummy Sharks Auskick season has commenced at the Armstrong Creek Football Club. The program runs on Friday Nights from 5:30pm – 6:30pm through until the 29th of July (not running during the school holidays). Keeping Up With Our Team

April was a shorter month for the team with many public holidays, but we still managed to fill up the month!

Our easter competition was a hit, with the lucky winner walking away with a 10kg block of Cadbury chocolate. We also celebrated birthdays for 2 of our staff members, Brooke & Jacob.

With the AFLW season finishing up, a few of the team supported our Operations Manager, Georgie, at the club’s best and fairest night. After another stellar season, the team was proud to see Georgie take out the 2022 Carter Family Community Champion!

Sales Update

April was a month of shorter weeks but productive, nonetheless! The team took advantage of the public holidays and performed by doing open homes from Wednesday through to Sunday, capitalising on the competitive market and the keen buyers around – both local and from all over Victoria visiting 3217.

On April 1st, we congratulated Teegan as she transitioned into a Sales Consultant role. Teegan brings a wealth of knowledge from her previous roles as Leasing Manager and Sales Associate with Armstrong Real Estate. Teegan has a keen eye, and her attention to detail is second to none. She specialises in selling homes in Armstrong Waters, Anchoridge and Warralily Grange estates, so get in touch with Teegan today if you’re interested in selling in these areas.

Recent data pulled from Realestate.com.au for April revealed that we received 69.3k property page views as an agency, 2.9k people saved our properties, and we had 402 buyer inquiries come through, clearly showing the continued strength in the 3217 market.

Rental Update

April saw the rental market remain steady, even as we move into the colder months. Our leasing team had another busy month, finding excellent renters for 17 homes.

We also welcomed the newest member of our team, Claire Gilchrist, as Rental Department Assistant. Claire joins us with a wealth of Property Management experience and a keen eye for detail.

April’s videos touched on the importance of routine inspections throughout a tenancy. The first routine inspection is conducted three months into a tenancy and then every six months. After each inspection, a detailed report with corresponding photographs is presented to the Rental Provider to give a thorough overview of the property condition. Land Update

Despite a quiet month in sales, we have a significant amount of stock ready to come to market soon.

There is a variety of available land coming on, ranging between 274m2 – 512m2. The results remain strong, with many buyers still actively looking for their ideal block.
