What’s new in 3217
Here is a little bit of what has been happening in 3217 for the month of August.
In exciting news, Mount Duneed has recently opened its community shed. Located off Sovereign Drive in the Armstrong Mount Duneed Estate, its aim is to keep members of the 3217 community active and connected. While housing the current Men’s Shed Community Group, there is no limit as to who can use these facilities in order to fulfill its potential.
So, if you haven’t already had the opportunity to pay a visit, we recommend heading down and checking it out. Open from 10am – 4pm Tuesdays and Thursdays!
In other news, Warralily has announced their “10,000 Reasons to Love Warralily” promotion. After hitting the milestone of 10,000 residents calling Warralily home over the past 10 years, they are providing individuals $10,000 towards purchasing a block of land within the estate (Terms and Conditions Apply). Keeping Up With Our Team
August has kept our team busy through the numerous opportunities to attend social events within our community.
First up, some of the team attended the Surf Coast Mix and Mingle Event. This night provided a fantastic opportunity for women in our local community to get together and hear all about their business ventures both past, present and any plans they have for the future. It’s amazing to see all they have achieved.
Held over the entire month of August was the Geelong Small Business Festival. Closing night allowed our team to listen to a panel of guest speakers discussing all things Geelong. Including some exciting opportunities arising and any new developments planned to help benefit our community.
Later in the month, the Westpac Economic Breakfast was held with guest speaker Bill Evans. Bill drew on some of his knowledge as Managing Director of Economics at Westpac and was able to provide our staff with some insights and resources that they will find helpful to utilize in their everday work!
Now on to celebrations, we had two birthdays in August for Kirstie and Hannah! As well as work anniversaries for Luke and Sammy! We have loved reflecting on all they have accomplished over their time with Armstrong Real Estate.
Sales Update
The sales team have seen an impressive month throughout August with some great results coming through.
28 new homes were listed online with a whopping 101 appraisals completed. We saw 299 buyer enquiries and a total of 68.4k property page views on realestate.com.au.
With no time to slow down as we enter Spring, the perks for sellers, buyers and investors will continue to rise. There are often more listings and increased buyer activity around this time of year. Clearer skies, flowers in bloom with overall better weather often creates increased curb side appeal within the buyers’ market. While we understand buyer demand has slowed in comparison to this time last year, results are still proving to be higher than pre-pandemic levels, suggesting that the 3217 market will remain strong for some time to come.

Rental Update
The month of August was very successful in our Property Management team, with 34 properties leased, 199 inspections conducted, and 476 applications received.
We were so happy to welcome Tyler Kennedy to the team as our newly appointed Leasing Manager. We also congratulate our previous Leasing Manager, Stephanie Fry, as she transitions roles into our new Business Development Associate, working alongside Britta Gleeson to welcome new clients and prepare them for their investment journey.
With 1,996 rental enquiries and 946 inspections booked through realestate.com.au the rental department are working hard to keep up with the continued demand in the 3217 area.

3217 continues to show great demand as August provided exciting new lots that have come to the market.
