What’s New in 3217:
We are now in full swing for the new financial year! As the days get a little longer and warmer, we look forward to Spring.
In the past month, we saw the new Bean Squeeze drive-thru café open on Barwon Heads Road, which will delight all the commuters heading into the city. Construction of both the Armstrong Creek Library and Mount Duneed Shopping Precinct also continue to progress ahead. We can’t wait to see these fantastic facilities come to life within the community.
In other news, Bonza Airline has recently announced that they will now be flying from Avalon to the Gold Coast, making travel to Queensland much more accessible for those in the Geelong region.
Keeping Up With Our Team:
A busy July saw the team celebrate the birthdays of Paula and Emma, work anniversaries for Alex and Lisa, and National Property Manager Day.
Jayden & Sam went along to the last night for the Armstrong Creek Mount Duneed Auskick Program. As the program’s primary sponsor, it was great to see so many young people enjoying the fun and games.
Victor and Mia accomplished a remarkable feat by completing the Run Melbourne half marathon. This physical achievement showcases their dedication to fitness and personal goals, and reflects positively on the team’s emphasis on a healthy lifestyle and team spirit.
Sales Update:
With July wrapped up, we have seen the increase in buyer activity remain consistent over the month. This has been evident in our average number of open home attendees which has been sitting around 80 per weekend.
This, combined with a slight increase in online enquiry has proven we may have seen Spring come early in 3217. With the RBA holding the cash rate for 2 consecutive months, this has been a key factor contributing to an uplift in overall buyer confidence, resulting in more offers generated and increased transactions.
Moving forward, we expect the buyer activity to remain strong, coupled with the seasonal trends which indicate the Spring market performing positively.
Rental Update:
Our Rental Department successfully rented out 43 properties, received 1,747 enquiries, 560 applications and conducted 372 inspections throughout the month of July.
As we progress into the year, the rental market has exhibited signs of renewed strength, with a subtle yet noticeable uptick in activity. Our team continues pushing and working hard to secure quality renters in a timely manner.

Land Update:
July saw a positive increase in buyer enquiry across the land space in 3217. Our land team sold 5 blocks, with a further 6 under contract and 8 offers currently accepted.
The demand for both titled and untiled blocks of land remains strong as the 3217 region continues to showcase some exciting developments.
