Market & Local Wrap-up – June 2022
And just like that, we are halfway through 2022! Despite the colder weather and the increase in rain, there was still plenty happening in the 3217 market throughout the month of June.
What’s New In 3217
You may have noticed the newest housing development ‘Banksia’ begin works at the corner of Horseshoe Bend Road and Boundary Road (opposite Iona College). The estate will create 500 new homes and a proposed childcare centre.
We also saw new retailers open in the area with Southern Valley Meat Co. opening their flagship store at the Village Warralily at the end of the month, offering prime quality meats as well as a great range of pantry items.
We also saw works completed on the highly anticipated Carl’s Jr. store located on Torquay Road, in front of the Armstrong Creek Town Centre. The regions first Carl’s Jr. franchise has only just opened its doors and created around 80 jobs for our region.
Keeping Up With Our Team
During the month of June, we celebrated birthdays for Megan and Jesse! We’re always excited to commemorate another year around the sun for our valuable team members.
A few of our team went along to a great event held by our sponsors at the Modewarre Football Netball Club, as well as the Armstrong Creek/Mount Duneed Auskick program. While our rental team enjoyed a delicious lunch at Nichols Paddock, Waurn Ponds with our friends from Quality Care Electrical!
Sales Update
The Sales Team welcomes Sam McLachlan to our team as a Sales Associate. As the team begins to expand in all aspects, we are excited to continue to raise the bar with our service. Sam has recently completed a Sports Science degree at Deakin University and has worked at the Geelong Football Club. His ability to work with others in a team environment is something he takes pride in and is excited to bring into the Sales Team. We can’t wait for you to meet Sam as he assists in finding the right property for you!
The final month of the Financial Year is an important one for many! It means attending to your property and finances to ensure everything is up to date and ‘healthy’. Over the past month the Geelong Property Hub has been running a ‘Property Health Check’ to ensure you are comfortable with how your property is tracking. We encourage you to reach out in the new Financial Year for consistent updates as you move through the notions of the market to get the best out of your property or investment at any stage.
The Sales Team have continued to do Sunday opens in addition to Saturday. This past week we had 35 open on Saturday and 19 on the Sunday. We are working tirelessly to assist you in your property journey. Please reach out if you have any questions or queries we can assist with.
Rental Update
We saw a busy month of June as we farewell another Financial Year. The team leased 24 properties to wonderful renters, with an average time on market between 2 – 3 weeks.
This time of year is a great time to get all of your affairs in order and our investors have now received their end of financial year statements. Don’t forget to clean out the gutters and ensure large trees are pruned back to avoid any blockages in drains.
On Wednesday the 20th of July we will be hosting an Investor information session.
This event is perfect for anyone interested in purchasing an investment property, those who are a bit unsure where to start, or anyone looking to expand their current portfolio. We’ll be hearing from a panel of industry experts and will also have exclusive house and land packages available on the night. Land Update
We have seen a very busy month with many exciting new lots come to the market. We’ve had a significant amount of land coming to the market of all sizes ranging between 221m2 – 704m2. We now have a great offering of both titled & untitled land to cater for all budgets and timelines.
