Market & Local Wrap-up – March 2022
What’s New In 3217
Construction of the Armstrong Creek West Community Hub is now underway. The 13 million dollar community centre, located on the corner of Unity and Sovereign Drive in the Armstrong Mount Duneed Estate will provide a range of early childhood and family support services. Keep an eye out as this project progresses!
Alex our Land Sales Manager took advantage of the Geelong Property Hub office space and hosted a land and builders event. It was a fantastic night to discuss all that the building industry is experiencing and the sheer volume of development. We are so grateful to have hosted this evening with a range of like-minded locals and to share one another’s knowledge about the region.
The AFL has begun! Geelong is hustling and bustling with excitement as the 2022 season gets underway. Our very own Georgie Rankin has just concluded her season with the Geelong Cats AFLW team. Her season was filled with many commendable efforts and highlights. While being a clear superstar on the field, she remains a dedicated team player off the field, balancing her time and attention and proving to be a vital part of the Armstrong Real Estate and Geelong Property Hub team. Congratulations Georgie on a fantastic season, we’re all very proud of you!
Keeping Up With Our Team
During the month of March we had plenty to celebrate. We had some team achievements, birthdays, local community events and launched our AFL footy tipping competition!
Our Leasing Manager Stephanie, and Sales Associate Victor both celebrated birthdays, a great opportunity for us to show our appreciation for all the hard work they do for us. The team also came together for an afternoon tea to celebrate International Women’s Day and all of the inspiring women in our lives!
A few lucky team members went along to the Armstrong Creek Titans Cricket Club sponsors night and enjoyed some amazing food and entertainment. We love showing support for our local partners and sponsors, and will take any chance we can to get out and about in the community.
Footy’s back, and so is our footy spirit. Victor was just itching to get back in front of the camera and relaunch our weekly footy tipping videos. Our team love sharing their tips each week and we encourage as many people to get involved as we can! Make sure you’re following us on socials so you don’t miss the action.
We’re so into our footy tipping this year that we’ve kicked it up a notch, launching our very own footy tipping competition hosted by ESPN! We’re already loving the involvement and friendly competition we’re seeing here, once again check out our socials for more information.
Sales Update
As an integral part of the journey of Armstrong Real Estate, we welcomed partners and valued counterparts to our Geelong Property Hub Launch Night. This was to celebrate and reflect on the beginning of Armstrong Real Estate and how it has significantly expanded since. We are delighted to invite people into our space to enjoy the facilities and setting we have created.
Armstrong Real Estate have welcomed an internal Geelong Property Hub staff member into the Armstrong Real Estate team as a Sales Associate. Victor will be working alongside the team to guide buyers and assist them with purchasing their new home. If you have any queries or would like to discuss any current listings or prospective properties to come, get in contact with Victor today.
With March being the last month of Quarter 3, we are heading into the last quarter of the Financial Year with strong intentions and mindsets to finish the year on a high.
In the next few months, we encourage you to entertain the idea of getting an updated sales appraisal to pass on to your broker to reassess your home loan and the serviceability. We would be happy to assist with the appraisal and broker service obligation free.
Rental Update
Our Property Management team had an exceptional month in March, producing some fantastic results all across the 3217 growth corridor. We were thrilled to welcome our newest team member, Emma Morphet, as a Property Manager. Emma comes to us with an abundance of experience in the Property Management industry and we are very excited to have her on board.
This month, the team had a refresher training course focused on ingoing condition reports, which are an extremely important part of any rental agreement. The purpose of an ingoing condition report is to compare the condition of the property at the beginning of the rental agreement to the condition of the property upon the vacate of the renters. The goal of producing a detailed written report along with various photos, is to reduce the owner’s risk throughout the agreement by documenting the condition thoroughly. If you have any questions at all about owning an investment property, our team is here to help.
Land Update
We have seen some fantastic results for both buyers and vendors throughout the 3217 area during the month of March. With record breaking sales and the demand for land remaining strong, it has been a fantastic month.
With plenty of new lots coming in the next few weeks, please get in touch if you are looking to buy or sell to make the most of the current market.
Interested to see how much your block is worth? We would love to assist in providing a market appraisal on your block of land, even if it is not close to titling. We can also provide land sale services for any area in the Greater Geelong region.
Until Next Time…
