Market & Local Wrap-up – May 2022

Welcome back to your monthly market wrap-up! Here is a little bit of what has been happening in 3217 for the month of May.

What’s New In 3217

The City of Greater Geelong has recently acquired land in the Armstrong Creek area for the purposes of road extensions, intersections and drainage out of the housing estates. These properties are mainly running along Boundary Road, out towards the Barwon River, into the Sparrowvale Wetlands. The Council has budgeted around $37 million over the next four years for this land acquisition program.

In exciting news, JUMP! Swim School Armstrong Creek is set to open in the Village Warralily this coming month. The swim school has already seen immense interest, with over 1,000 parents registering. JUMP! is currently preparing for a winter safety campaign to ensure that kids are ready for the warm summer months, with skills they have continually learned through the winter at swimming lessons. As the election has now wrapped up, Armstrong Creek has been promised an Indoor Stadium, pledged by the Labor Government. This will be a perfect addition to the growing 3217 community.

Keeping Up With Our Team

May was a social month for all of the team across Armstrong Real Estate! All teams participated in several networking and social events that were educational and valuable to all. We’ve also had a few great opportunities to invite our clients and partners into our space. We hosted an interior styling tips & trends evening to assist with getting your property ready for sale. This was a great chance to hear from our styling partners.

The Sales team also attended a networking breakfast hosted by the Geelong Young Professionals held at GMHBA Stadium. The morning was devoted to finance and how the changes in interest rates can be influential in a range of situations. There were helpful tips and tricks on how to get yourself in the best position possible when looking for a loan. This is very topical at the moment and was of huge value for the team to gain such insights from industry professionals.

Victor, the former assistant coach of the Under 9’s Armstrong Creek Sharks was very proud and humbled to have our very own Georgie Rankin and Bella Hill join in on a recent training session. Both girls are members of the Geelong Football Club Women’s side and had a fantastic time with the kids developing their skills!

Sales Update

May was election month which can sometimes lead to some uncertainty around the property market, despite this, the team kept the momentum in the market with 11 sales for the month!

Jayden, Jesse and Victor visited the Sunshine Coast for Australasian Real Estate Conference over the last weekend of May, where they were inundated with valuable information and tips on the real estate world and how to get the best from yourself as an agent. They are keen to implement all they have learnt and continue to strive for the best results in the 3217 Growth Corridor!

The team have also begun extending open homes to Sunday for certain properties we have available. If you can’t make the Saturday inspection, be sure to reach out to one of our team members to enquire about our available times on Sunday.

Rental Update

As we see the cooler weather roll in, the rental market has held strong throughout the month of May. Our team leased an incredible 36 properties and had very steady enquiry across the board with demand still high across the 3217 region.

Moving into winter, now is a great time to clean out the gutters after Autumn and make sure the heater is working and serviced for the cold season. If you need any assistance with local trades, please don’t hesitate to reach out to our team.

Land Update

We have seen a very busy month with many exciting new lots come to the market. There are plenty of premium lots in Armstrong Creek ranging in size from 448m2 – 550m2. There are also some fantastic titled lots that have just been listed in the highly sought after Mount Duneed area.
