We welcome you to the Market Update for the month of October!

What’s new in 3217

In this month’s edition, we provide you with information from construction updates of new features making their way to 3217, events and programs taking place, as well as trends we have seen in the market recently. So read along to find out more!

A State of the Art library is making its way to Armstrong Creek! Situated at the heart of 3217 in the Armstrong Creek Town Centre, this 3-storey library will feature a collection of 40,000 books, spaces for youth programs, children’s learning as well as bookable coworking
amenities. The aim of this space is to develop a strong social connection within the community and bring people together. With the grand opening in early 2024, it will be a great addition for the growing community of 3217.

Another exciting addition to the region is a brand new Bean Squeeze set to open on Barwon Heads Road. Located across from 7/11 and The Village Warralily, keep an eye out on the construction progress when driving past.

Are you looking to upgrade your skills in hospitality and become more employable? Well, The Gordon has just released a ‘Hospitality Bootcamp’ aimed at senior secondary students and anyone who is looking to get themselves into hospitality. This course will
feature a 2-day program that will equip you with the necessary skills to immerse yourself within the hospitality industry. You will walk away from this course with the ability to put your best foot forward when seeking out a job. Starting this November, please head to thegordon.edu.au to apply.

Keeping Up With Our Team

Throughout the month of October, our team were kept busy, and we are excited to let you know about the programs, nominations, and events
our team participated in. Recently, Megan has started playing in the Women’s Pathway Program at Barwon Heads Golf Club. This program is designed to help women cover the basics of golf including putting, chipping, bunkers, pitching and full swing. If you’re considering taking up golf, this may be a great way to make a start!

Later in the month, our team headed to a networking event, ‘Property and Prosecco’, hosted by Podium Money. This provided an opportunity to connect with like-minded women in the industry and talk all things property.

Congratulations were then in order for our Property Management Team, who were selected as finalists in the National Property Management Awards! This achievement recognises their hard work and ability to positively contribute to the industry, creating an exceptional experience for all their clients. Well done to the team!

Sales Update

With interest rates hiking for the 7th month in a row, we understand that some buyers’ borrowing capacity may be limited. Our team is equipped with the knowledge to provide guidance surrounding this, including gaining valuable information from our collaborating partners at Property Hub Finance.

Despite this, we saw a strong month on the sales side of things, selling 21 properties and receiving 321 buyer enquiries throughout the month. Spring is always an appealing time for both buyers and sellers, with new listings consistently coming to market and open homes
seeing a steady increase of attendees. If you’ve been considering selling but aren’t quite sure when the time is right, feel free to get in touch today!

With 59,616 property page views on realestate.com, this continues to show the demand in the 3217 area. The region remains appealing to a range of buyers from First Home Buyers to investors that are looking to purchase before Christmas.

Rental Update

October was another solid month for our Rental Department, with 34 properties leased, 230 inspections held and 729 applications received. Our team have been working hard to secure fantastic renters for our wonderful rental providers.

In exciting news, we welcomed Suzie Watts to our team as our newest Property Manager. Suzie comes to us with an abundance of experience in Property Management and she is excited to be working with new clients during their investment journey.

Land Update

We have had another busy month through October in Land Sales. With plenty of titled and untitled blocks coming to the market, we are seeing confidence return in buyers with 5 blocks sold, 3 under contract, and another 5 accepted offers.
