What’s new in 3217

Welcome to your monthly wrap-up!

With Spring in full swing our team have been working hard to keep up with demand in the 3217 area. Here’s a look at a few of the exciting things that have occurred throughout the month of September.

Let’s bring the Commonwealth games to Armstrong Creek! You heard it right, Geelong is looking to host the swimming, para-swimming and diving at the 2026 Commonwealth Games. Geelong Swimming Club has launched a petition to have a competition standard swimming pool installed in Armstrong Creek. With the aim to facilitate the needs of not only of those competing, but for regular use by the community and surrounding suburbs. In order to show your support, please head to change.org and sign the petition created by Geelong Swimming Club.

In other exciting news, have you noticed the latest addition to front yards within 3217? Our Spring Landscaping Competition has seen the local community participate in voting for who has the best front yard. Whether it’s an immaculately
kept lawn or an eye-catching garden sculpture – we want to see it! With entries now closed, you can still get involved by scanning the QR code on the sign staked in the front lawn you believe should be announced as the winner come October 26th!

Keeping Up With Our Team

September provided an opportunity to celebrate many things including the birthdays of Lisa, Claire and Pia. Alongside this we congratulate Hannah on celebrating her 1 year work anniversary with Armstrong Real Estate and the Geelong Property Hub. We have already seen her achieve great things and can’t wait for what the future brings!

R U OK Day started the month off as a chance to come together as a team and listen to clinical psychologist Cat talk about the importance of Mental Health. It was a great reminder to always check in with each other as well as ourselves.

Later in the month we were kindly invited to attend the Armstrong Green Clubhouse Opening. A wonderful opportunity to view the amazing facilities Armstrong Retirement Village now have. Designed with the needs of the residents in mind, they do not fall short when providing accessibility to socialise and entertain.

Sales Update

Firstly, we would like to welcome three new staff members to our growing team! Andy Ingham comes on board as our Sales Manager, Callen Lowther as our new Sales Consultant and Mia Kerr as a Sales Associate. We can’t wait to see what they achieve and are excited to have them as part of the Armstrong Real Estate team.

With Spring now underway we saw a lot of Melbourne buyers inspecting and an increase in open home attendees each week throughout September.

We sat below market average for ‘days on market’ at 48, compared to the total market average of 54. Selling 17 properties in total for the entire month.

A massive 54,246 property page views on realestate.com.au and 275 buyer enquires continue to show us the demand for the 3217 area. So, if you are looking to buy or sell, please reach out to our friendly team. They would love to help you through the process!

Rental Update

With 22 properties leased over the month of September, we saw the warmer weather bring an abundance of enquiry. We received over 1,650 enquiries, 490 applications and conducted 203 inspections throughout the month.

Spring is here and it is a great time to ensure your cooling vents are clean and the system is in good working order. Cleaning filters are a great way to ensure longevity of your appliances to ensure they are working to their full capacity.

If you are interested to learn more about our property management services, we would love to welcome you into our office for a coffee.

Land Update

The land market is continuing to thrive with significant demand for blocks. With the building market & land prices stabilising, house & land packages are once again becoming very attractive. There continues to be an incredible amount of land coming to the market, making it a fantastic time to buy with plenty of choices to build your dream home.

With nine accepted offers on land from our stock list the demand is evident. If you are looking for land or would simply like to have a chat about your options please feel free to reach out at any time.

Until Next Time…

September has been a busy month with no slowing down! We look forward to all that October has planned, including the Reggae Fest at Johnstone Park on the last Saturday of October. Set to be a great day full of food, music, and entertainment, it’s one not to miss!
